Every single day that your property is vacant, you are losing money.  We strive to fill vacancies before they become vacant.  We think ahead, have a comprehensive plan in place for easy and quick turnovers.  We spend whatever it takes to market and advertise our company to attract the right clients for your property.  We often have list of preapproved tenants, ready to move into your property.  This saves you thousands of dollars, working with us getting the property ready for the next clients within a 7-day window or even a 48 hour turn over.  Our experienced leasing agents respond promptly to inquiries and advise prospective tenants on details about the property and show your home in the best possible light.

Selecting the wrong tenant can quickly cost you what you save by managing a property yourself. Every tenant application is evaluated based on credit, criminal background, sex offender registry (where allowed by law), employment verification and residency/rental history. Our thorough screening complies with all applicable laws, including Fair Housing and Fair Credit Reporting Act. We also do a pet screening to protect your investment.  

Our leasing agent manages the lease signing with the approved tenant, using our professionally prepared lease, and ensures that all proper contracts are executed correctly.  Rents, deposits and any fees are collected in accordance with local legal and financial regulations and posted to your online account.  Finally, the leasing agent and approved tenant conduct a walk-through to document conditions.   Timely Rent Collection: We collect the rent every month and deposit it into your account immediately.  Our collection processes are professional but tough, and we are extremely diligent in collecting rent through a systematic, timely process. 

Tenants are offered a variety of ways to pay rent and incentives for paying rent on time, so you can get your money as quickly as possible.  Our tenants are notified by text, and email days prior to their payment date. Tenants are encouraged to pay online, which we instantly received.  We used the latest technology to make the payment as easy and simple as possible.  

We conduct professional evaluations of your property both inside and out which are beneficial to ensure tenants are complying with the terms of their lease and to assess property conditions. We conduct move-in, periodic, and move-out evaluations. Documentation and photographs from these evaluations assist in determining needed maintenance and repairs to maintain your home’s value and avoid costly repairs if left unattended. Cost-effective, reliable maintenance is a necessary expense in owning a rental property, and the return on your investment can be significantly impacted without timely, cost-effective repairs and upkeep. 

 If the tenant does not pay rent on time or breaches the terms of the lease, we initiate the proper legal steps necessary, in the fastest possible time frame, to minimize your costs and get the property leased again.  We will work with the tenant as much as possible to have them catch up on late rent, but at the same time apply late fees within the limits of state law, which continues to maximize your return on investment.  

Ask us about our eviction protection. For property owners who opt for this plan, our office will pay for the eviction should it become necessary.
